Our client had initially approached us to renovate the kitchen in their two-floor family home; however, after reviewing their space needs, we identified additional ones. For one, the house lacked a clear entrance on approach, with a hidden mudroom behind the kitchen providing the only access into it. Furthermore, it suffered from underutilized space. A large central room separated the continuity of the flow between what was essentially three distinct areas. On the second floor, a vast master bedroom remained largely bare while plumbing fixtures in the two bathrooms were distributed in a way that forced bathtubs to be placed in corners diagonally. BTGA decided to take a holistic masterplan approach to the renovation so that the potential for each space was fully realized.
In order to make use of all the wasted square footage without cluttering it, we had to consider relocating rooms and breaking up the existing ones into smaller spaces. To begin with, a distinct entry had to be created. This was done by adding a porch entrance to the front of the house leading to a foyer that replaced part of the kitchen. A powder room, entry mudroom, and laundry room occupy the remaining area. The three adjoining rooms were converted to an open plan kitchen which is now flanked by a dining room and Great Room on either side. New hardwood floors reflect the natural light across the length of the entire area.
At the top of the stairs to the second floor, an office was inserted into an alcove. A walk-in closet replaced the master bathroom which was relocated to the unused space in the master bedroom. The master bed now serves as the centerpiece of the room facing the balcony that overlooks the renovated deck.
The overall feel of the finished renovation is one of functionality and flow.
